Job description
We are seeking a detail-oriented Commercial Title Searcher & Examiner (US Mortgage) to analyze public records, conduct title searches, and examine commercial property documentation. The candidate will be responsible for identifying title defects, ownership risks, and policy-related issues to ensure the accuracy and marketability of title before issuing title insurance.
Commercial property types:
Typical commercial buildings (shopping centres, office buildings)
Industrial buildings
Vacant commercial land
Commercial agriculture land
Multi-unit residential (more than six units)
Mixed Parcels
Infrastructure and energy projects
Key Responsibilities:
Conduct in-depth commercial title searches across multiple jurisdictions using online databases, title plants, and county record systems.
Examine chain of title, recorded instruments, and legal documents to detect:
Liens, encumbrances, and charges affecting title
Ownership discrepancies or third-party claims
Defects identifiable through surveys (encroachments, right-of-way, setbacks, etc.)
Violations of covenants, site plan, or development agreements
Fraudulent transfers, discharges, or registrations
Invalid or unenforceable mortgages and assignments
Issues with access or improper parcel configuration
Potential gaps in title between policy issuance and document registration (gap coverage)
Missing or outdated permits (e.g., building, occupancy, or development approvals)
Damage risks due to easements or mineral rights
Assess risk and report any factors impacting the marketability or insurability of title.
Prepare accurate title reports.
Requirements:
3+ years of experience in commercial title searching and examining
Deep understanding of title insurance risks, property law, and real estate transactions
Familiarity with platforms such as Resware, TitlePoint, DataTrace, and county systems
Ability to analyze legal descriptions, easements, encumbrances, and survey data
Strong communication and documentation skills
Attention to detail and critical thinking essential for risk evaluation
Familiarity with multi-state commercial transactions.
Experience handling complex title issues, including easements, encroachments, foreclosures, and bankruptcy
Job Type: Full-time
Pay: ₹600,000.00 – ₹700,000.00 per year
Work Location: Remote
